Certain renovations are obvious, for example, the 30-year-old kitchen. However, there are a number of updates that can be beneficial that you may overlook.

If your ultimate goal is to add value to your home, it’s important to get the most out of your renovation budget by remodeling features that will give you a return on your investment.

Making unwarranted upgrades that greatly exceed other properties in the area is a mistake. This is an example of a renovation that won’t benefit you when it comes time to sell. However, if you plan on living in the home for several years and will have time to enjoy your upgrades, then have at it!

When it comes to renovations for increasing value, stick with the basics. The basics include the things that buyers expect when they purchase a home. These can include a roof that doesn't leak, functioning gutters and downspouts, a dry basement, a reliable furnace, solid floors, and walls that are in good repair.

Another mistake is not having contingency funds built into the budget. It’s rare for a renovation to not uncover something needing additional funds. If you have a plan for the unexpected, you can breathe easy when it comes time to pay added costs.
