Unless you’re fortunate enough to be purchasing your home with cash, you’ll need a mortgage lender. The lender will determine the length of time required to process and close the loan. However, you can keep things running smoothly by having everything on your end organized and ready to go.
The closing processes can vary per state, lender, and borrower qualifications. If you understand the process and steps involved, you’ll feel more in control and less stressed in the days leading up to your mortgage closing.

1. Just like the stock market, mortgage rates vary throughout the day. Just because you hear a low rate advertised doesn’t mean you’ll qualify.
2. Different lenders charge different fees. This is why you’re encouraged to shop around!
3. Lenders can sell your loan to another bank, however, this does not affect your mortgage whatsoever.
4. Credit matters! Lenders pull your credit scores from three credit bureaus, the middle of the three will determine your qualification status.
5. Certain closing costs can be negotiated, rolled into your mortgage payment, or paid by the seller.
